Work: Project Manager for repairs to 40,000 sf Herndon Plaza West Building, damaged during the three hurricanes of 2004 season in the Orlando area. The initial work included site review, emergency repairs, preparation of scope of work, coordination with insurance companies and budgeting. Once Permitting was achieved, a complete demolition of interior space and roof deck, rebuilding entire Roof, and interior tenant spaces, upgrading entire building to 2004 building codes was completed. KTS directed and oversaw the design and engineering of Architectural, MEP and structural design, obtained permitting, conducted buy-out, directed the demolition and reconstruction. We were also tasked to support several of the buildings tenants by supplying and setting up temporary trailers to continue their daily operations during the reconstruction. KTS completed the construction of the project 4 weeks ahead of schedule and came in under the initial budget by approximately 8% due to value engineering and coordination efforts by KTS.

Work: As Project Managers, KTS provided initial Emergency Repairs to exterior façade damaged by Hurricane Charlie to keep tenant operational. A site review of the damages and code deficiencies was done and direction was given to develop the Architectural and structural design. KTS completely removed and rebuilt the facade due to damaged structure and lack of structural strapping and replaced with a code compliant structure. The roof of the facility was also replaced at this time with KTS supporting the owner in Identifying the problems, selecting the materials and subcontractors for the roof. This project was constructed entirely while supporting the Tenant and their requirements to keep open during normal business hours.

Work: As Project Managers, KTS provided initial Emergency Repairs to exterior façade damaged by Hurricane Charlie and brought a building that had been mothballed for 7 years into an active state. The work involved expediting permits for fire protection, plumbing, and electrical, reworking wiring, plumbing and HVAC equipment as well as providing day today support to the Red Cross Team in issues dealing with ongoing facility issues and logistics to keep a force of 360 personnel operational during the hurricane period.

Work: KTS provided the initial response following Hurricane Charlie to help the owners by demolishing their building, damaged beyond repair by the hurricanes. We provided design/build services to provide the permit and construction documents and then met with the municipal officials to iron out all problems with the reconstruction. The building was completely redesigned in 3 months and rebuilt in 4 months, allowing the owners to open their doors 1 day before the anniversary of the carnage of the previous year’s hurricane season of 2004. The building was designed and built to take advantage of energy efficiencies such as passive lighting, spray insulation, HVAC unit efficiencies and low usage interior Lighting. We also provided remedies to issues such as storm water drainage by introducing a pervious concrete design for the parking lot, allowing reductions in storm water retention on the site.

Work: KTS provided Design/build services for the renovation of this 15,000 sf vacant space into a leasable retail space. The lump sum contract included minor sitework, demolition of selected areas of the building, structural modifications, façade renovation, interior build-out, plumbing, HVAC, fire protection and electrical. Special care was taken to keep the owner’s active business in operation during this renovation and provided support to remedy issues with the municipality for future planning of their property.

Work: KTS provided guidance in selection and the coordination with the Architect and engineering for the economical design of this project. We then constructed the build-out of a vacant space into a Physical Therapy Office and Practice.. The work included complete demolition and reconstruction of all interiors, repairs to existing structure components, supply and installation of all finishes, plumbing, electrical and HVAC for the space. The client’s design incorporated specialized equipment for therapy such as a therapy pool, and therapy / aerobic equipment requiring specialized construction considerations for finishes, HVAC systems, electrical systems and scheduling. Additional requirements were incorporated into the finishes such as special floorings for the therapy areas, all of which requiring close coordination between trades to produce a quality product to the owner’s requirements.

Work: KTS provides its knowledge and support from Architects, Engineering and Suppliers for maintenance, renovations and new construction for TG Lee Dairy’s plants and branches throughout central and north Florida. We coordinate our efforts with TG Lee’s maintenance, sales and operations while working in congested areas of the plants and branches to avoid shutdowns and production delays during normal working hours and allowing access to the repaired areas as expediently as possible.

Our work extends into underground utilities, foundations, paving, concrete, structural steel, doors & Windows, waterproofing, finishes, piping, equipment and electrical supply and installation.

We also supplied services for the installation of the storm drainage system for the warehouse and parking lot for the Hunter Nelson Company’s new Warehouse construction. This involved supply and installation of storm pipe, the structures with connections to the county’s storm water collection system structures. This included coordination between the owner and public utilities for the installation of the new system under and around their existing infrastructure.
